How Does Guaranteed Rent Work

It’s simple. When you sign a contract with Robi & Noah Estate Limited, we effectively become your tenant, assuming liability for your monthly rental payments. We then sublet your property to tenants, whether as serviced accommodation or HMOs. Even if a tenant misses their rent payment, you’ll still receive the agreed amount from us—it’s our responsibility, not yours.

Each property is meticulously evaluated to understand its specific requirements, resulting in tailored management plans. We conduct regular maintenance checks—monthly or quarterly—to identify and address potential issues before they escalate.

We ensure all necessary safety certifications are obtained promptly and review utility contracts annually, negotiating for the best possible rates to maximize value for our clients.

Property Improvements

We often undertake renovations to bring rented properties up to our high standards. If our surveyor recommends updates such as fresh paint, flooring, or other improvements, we may require a reasonable rent-free period to reflect refurbishment costs, but only if necessary.

Benefits for Landlords

Once we manage your property, you won’t need to worry about basic repairs and maintenance, including gas safety work, electrical issues, fire safety, painting, decorating, and appliance replacements. Our Gas Safe engineer oversees boiler and cooker repairs. If replacement is necessary, we may request new appliances from you; however, most repairs will be managed by us.

Significant accidental damage due to natural disasters or fire is not covered unless our insurance covers it. Any repair costs exceeding £1,000 will be communicated to the landlord or estate agent before any work begins. Repairs below £1,000 will be handled by Robi & Noah Estate Limited.
